GPR Ventures has acquired Capitol Industrial Center North & South, a 335.7k sf industrial property in Rancho Cordova. The multi-tenant biz park traded for $42.7 mil ($127/sf) and boosts GPR’s portfolio in the Sacramento region to 26 properties.
Capitol Industrial Center North & South spans nearly 23 acres and consists of two multi-building assets with a combined 16 buildings and 83 unique suites ranging in size between 1.6k sf and 22k sf.
Located at 9881-9969 Horn Rd and 9828-9960 Business Park Dr, the property is conveniently situated with excellent access to Hwy 50 and in close proximity to Interstate 80 and Interstate 5. It is situated just miles from all three of Sacramento's airports and only 60 miles from the Port of Stockton.
Although Capitol Industrial Center has undergone significant capital improvements since 2021, GPR Ventures plans to make additional changes. These upgrades are expected to enhance the interior and exterior space as needed and provide premium service and amenities for the tenants.
Sacramento is one of the strongest industrial markets on the west coast with historically low vacancy. It is also a transportation and distribution hub with nearby airports, ports and major interstates and highways. Capitol Industrial Center lies in a particularly strategic location with quick access to Hwy 50, and directly adjacent to another GPR Ventures owned asset.
