A vacant, 129.5k sf industrial-flex building in the Sacramento area sold for $12.45 mil ($96/sf). The building, located at 4837 Watt Avenue in North Highlands, was acquired by Exeter 4837 Watt LLC.
Built in 1987 for use as a Price Club, the asset was renovated in 1997 for industrial/flex use. It is situated on 12.8 acres of land and is conveniently located one-half mile from Interstate 80.
Alan Pekarcik and Chris Smith with Avison Young represented the buyer in the transaction. The seller, Stoneridge Watt Avenue LLC, was repped by Cushman & Wakefield. According to Smith, the buyer intends to invest additional capital in improvements at the property in order to attract new users.
