The San Francisco Planning Commission has approved a five-story, 55.3k sf development at 531 Bryant in the city’s central SOMA District. Urban Land Development is building the ground-up, Class A project.
The building will include ground floor retail and restaurant space, Class A office improvements, and a highly crafted architectural design by Handel Architects. Addressing employee well-being, the HVAC system will be designed to draw the highest level of air quality by bringing fresh outdoor air into interior spaces, and energy efficiency to the building.
There will also be an abundance of exterior amenities for outdoor gathering, including a landscaped rooftop terrace with panoramic views of the San Francisco City skyline, a 950 sf balcony dedicated to the penthouse floor, and a rear-yard open-space courtyard that will be the home to a sculpture garden. On Zoe Street the building will feature micro retail for local entrepreneurs.
“ULD’s vision for this development has been equally focused on the needs of small companies and their employees, as well as ensuring the property integrated with the neighborhood to buoy the emerging artists and other creatives,” said ULD Managing Director Susan Sagy. “It’s important to us as a developer -- and local residents ourselves -- to protect and fortify our local community groups in this burgeoning part of our City.”
Over the past four years, ULD recognized the opportunity to include enduring incubator-style space at its projects for the local community. In collaboration with non-profit organizations in San Francisco’s SoMa Filipino community, ULD will select a local operator to occupy one of the micro-retail shops to support entrepreneurship for small businesses to expand an existing operation or launch a new business.
In addition, with its one percent onsite public art program, ULD will also be working with the SOMA Filipino community organizations to create a public art program at the project. The program will include a sculpture garden in the courtyard as well as mural in the garden to be created by a local artist.
The ground floor will feature a 5.7k sf office space with 19-foot 8-inch floor-to-floor ceiling height that opens to the rear courtyard of the building. Floors 2-4 continue with 11-foot 1-inch floor-to-floor ceilings, with the fifth floor reaching even higher with 12-foot 1-inch floor-to-floor ceilings.
The property is located in the vibrant Central SoMa neighborhood, the epicenter of tech and innovation with dozens of established companies including innovative “unicorn” companies such as Pinterest, Slack, Airbnb, Adobe, Yelp, Cruise, Lyft, and Paypal, and is a block from South Park where venture capital companies, including Accel Partners, Google Ventures, and Kleiner Perkins, have offices.
