Exchange Investor Rings Up $25 Mil in Deals from Sale and Purchase of East Bay Multifamily Properties

A private investor completed two multifamily transactions totaling over $25 mil in the East Bay city of Livermore, for a 1031 exchange. They collected $5.625 mil from the sale of Pacific Apartments, and then paid $19.75 mil in the acquisition of Briarwood Apartments.

Pacific Apartments is a 20-unit multifamily community ($281.3k/unit) located at 1054 Dolores St in Livermore. Originally built in 1962, the property encompasses approximately 16.5k sf on nearly one acre of land and offers a mix of spacious one- and two-bedroom floor plans, each featuring a private patio or balcony. Community amenities include on-site laundry facilities and ample covered parking for residents.

Briarwood Apartments is a 64-unit multifamily community ($308.5k/unit) located at 3819 East Ave, also in Livermore, on the same block as Pacific Apartments. Originally built in 1961, the property spans approximately 50.7k sf on more than three acres and offers spacious two- and three-bedroom floor plans. Residents benefit from a range of amenities, including on-site laundry facilities, controlled-access parking, and a community swimming pool.

Both communities are centrally located near the Livermore Civic Center and within walking distance of the city’s vibrant downtown district, providing residents with convenient access to a wide range of shopping, dining, entertainment, and lifestyle amenities.

Levin Johnston, led by Executive Managing Directors Robert Johnston and Adam Levin, represented the 1031 exchange investor in both transactions.

Situated in the heart of the East Bay, Livermore continues to attract multifamily investment due to its strong employment fundamentals, historically low vacancy levels, and connectivity between the San Francisco Bay Area and California’s Central Valley via the Altamont Pass corridor, BART access, and major transportation routes including Interstate 580, Interstate 680, and California State Route 84.
