MCA Realty Inc purchased a 40k sf, multi-tenant industrial building in San Francisco for $11 mil ($275/sf) through its MCA Realty Industrial Growth Fund II. The property, located at 1555 Burke Ave, was sold by a local private investor in an off-market transaction.
1555 Burke Avenue is strategically located within the city’s Bayview/Hunters Point industrial submarket. The property contains 16 distinct condominium units featuring 18-foot clear heights, grade level loading, well designed ingress/egress, and efficient warehouse and office layouts. 1555 Burke Ave is 94% leased to 15 tenants.
MCA Realty will be making significant capital improvements to the property. Exterior improvements include new paint, concrete repairs, roof overlay, modern landscaping, identity signage, and exterior fencing. Interior improvements include office refresh, new carpet/ceiling tiles, new bathroom fixtures, LED lighting, painting and insulation of the warehouse.
Jim Farris of JMF Capital represented MCA Realty in the transaction. Karl Hansen of CBRE repped the seller.
