San Jose BioCube has taken occupancy of the 32k sf second floor of its current headquarters location, giving them the entire 68.5k sf building at 5941 Optical Ct, south of Silver Creek Valley Rd on the east side of Hwy 101. The new space provides the thriving biotechnology incubator the capability to offer another seven life sciences startups lab space, along with the peak amenities and networking opportunities of a co-working environment.
In taking over the full building, BioCube’s Managing Director Tony Gonzalez and Facilities Director Oscar Battaglia are designing a new break area and dining room on the first floor that will open up to outdoor space, along with an upstairs café and lounge to rival any top retailer. Moving its current incubator upstairs, BioCube will, for the first time, offer custom-built lab space to mid-stage biotechnology companies throughout the first floor.
“It is Important to devise a community and social outlet as we work to foster and grow the startups we work with,” said Gonzales. “We’re using a ‘Funnel and Flow’ approach in the design and increasing common amenity space by 5% to meet or exceed current industry trends.”
Demand could not be higher than it is now, with increased need for COVID-19 testing and vaccine research, making SJ BioCube’s expected first quarter availability a welcome benefit for the industry. Designed with the latest social distancing needs in mind, the space will be ideal for companies in a wide range of biotechnology research and development, including chemistry, therapeutics, medical devices, diagnostics, COVID-19 testing, healthcare, supplies, pharmaceuticals and oncology.
“Today, the life sciences incubator submarket is the most in-demand sector in the Bay Area,” said Klein. “While estimates peg demand at approximately 6 msf of incubator space, the current inventory of 750k sf is consistently 100% leased with waiting lists. We wanted to help fulfill lab space needs because when researchers have a space to hatch new ideas, we all win.”
