This report will review a few recent Northern California commercial transactions that were passed along to us by NAI BT Commercial, the regional real estate services firm that brokered each of these deals.
The first transaction took place in Cupertino, where a three-story, 40k sf Class A office building fully leased to Apple Inc was acquired by an unnamed investor. Apple occupied the property, located at 10725 North De Anza Blvd, in April of 2005. NAI BT’s Tucker Bein and Michael Speers negotiated on behalf of the seller.
In a Hayward sale, SPP Property paid $2.62 mil for a 23.4k sf ($117/sf) industrial building at 27541 Industrial Blvd. The two-story facility will be used by the buyer, a tile company. It had formerly been leased to DoBake Bakeries. NAI BT’s Jay Hagglund repped the seller, Hayward Industrial LLC.
On the leasing side, Coca-Cola Bottling Co and Western Container Corp inked a renewal deal for a 122k sf facility at 539 Stone Rd in Benecia. The property owner is CWA Benecia Warehouse 21 LLC. Gary Fracchia of NAI BT Commercial represented the tenant, which has been at this location for 12 years.
And in a Hayward lease, 3P Delivery LLC renewed its 60k sf of warehouse space at 23751 Eichler St, within Hayward Industrial Park. 3P occupies roughly half of the building and has been a tenant there since 2005. NAI’s Hagglund, along with Joe Fabian, repped the property owner, Hayward Industrial Park Associates.
