Work on Ibis La Mesa, a 72-unit housing project in the San Diego area, has topped out. The $29 mil community is being built by C.W. Driver Companies affiliate Good and Roberts, on behalf of the developer, Sea Anemone LLC.
Ibis La Mesa is situated on 2.5 acres at 8940 Dailey Rd, and 5101- 5125 Garfield St. The location provides easy access to Downtown La Mesa, The Grossmont Center, I-8, Route 125, and Route 94.
The development site offers expansive views of La Mesa Hillsides and Mount Helix, providing a tranquil environment. While the buildings integrate seamlessly with the community, they deliver a modern and unique feel through contemporary roof forms and layered facade articulation to reduce massing and create visual movement. Other notable materials include plaster + stucco finishes, large-format siding panels, Hardie lap siding and sheet panels to deliver a distinctive yet comfortable living environment.
The development will deliver a total of eight buildings to create a modern neighborhood for families and working professionals. The breakdown of buildings include:
• Townhome Buildings: four townhouse-style buildings with 30 total units
• Townhome Mix: 25 two-bedroom townhomes and 5 loft/live-work units
• Stacked-Flat Buildings: three stacked-flat apartment buildings
• Affordable Housing: one affordable housing building with 10 units – the remaining 62-units are market-rate
The project is being constructed in phases. The first of the eight buildings will be completed in June (this is the affordable housing building), the next three buildings will be completed in phase II (the remainder of the stacked flats), with the four townhouse buildings to be turned over one at a time with the final building being completed in October.
The multifamily units will be a blend of studio, one-bedroom and two-bedroom layouts. The townhomes will consist of 25 two-bedroom units and five live/work units. The live/work units will be three stories tall with the integration of flexible spaces on the first and third floors to support all types of work – ranging from home offices to creative studios. Notable amenities at Ibis La Mesa include landscaped courtyards, interconnected pedestrian walkways, shaded gathering areas, BBQ and outdoor seating, and garden beds.
