Two trophy senior living communities, one in the Los Angeles community of Woodland Hills and the other in Pennsylvania, have been refinanced through a new loan for $308 mil. Dubbed Project New Horizons, the refinancing was arranged by BWE on behalf of a joint venture between Columbia Pacific Advisors, LAMB Properties and Harbert South Bay Partners.
The financing was arranged by BWE’s Ryan Stoll and Taylor Mokris, through an exclusive competitive process, which generated unprecedented interest and industry leading financing terms. The loan was ultimately provided by a large global lender, marking its entry into seniors housing.
The Los Angeles property included in the transaction is The Variel, a 336-unit luxury senior living community in the western San Fernando Valley. The property offers independent living, assisted living, and memory care across over 270k sf.
Opened in July 2022, the property has experienced rapid lease-up, reaching 90%+ occupancy well ahead of projections. The Variel’s success stems from its superior design and amenity offerings, featuring expansive floor plans, top-tier interior finishes, best-in-class amenities, culinary delights, and engaging resident experiences.
Operated by Momentum Senior Living, life at The Variel centers around wellness, luxury, and social engagement. The Pennsylvania property is The 501 at Mattison Estate, a 250-unit independent living, assisted living, and memory care community in Ambler. The property opened in June 2022 and has exceeded lease-up expectations, reaching 95%+, with a 60+ person waitlist for most unit types—well ahead of its proforma underwriting. It is also operated by Momentum Senior Living.
