Construction Underway on a 1 msf Mixed-Use Development in Los Angeles’ Arts District


Work has been started on a new mixed-use development totaling approximately 1 msf in the heart of Los Angeles’s Arts District. The project will be comprised of a 127.5k sf, six-story creative office and retail building alongside a 35-story, 475-unit apartment tower.

Located at 530 Mateo Street, at 4th Street Bridge and Santa Fe Avenue, the project’s new creative office building, Forge at Alloy, is under construction with delivery anticipated in the third quarter of 2024. Forge at Alloy is a six-story, mid-rise Class A building containing five floors of office space over 18k sf of ground floor retail space.

The building features a facade inspired by the historic warehouse and factories of the Arts District, high ceilings, and abundant natural light. Situated between the office and apartments towers is an elevated outdoor space including seating and lounge areas serving as an on-site amenity for tenants. In addition, office tenants will have exclusive use of a rooftop deck on top of the office building. The project will also contain a desired 3/1000 parking ratio across three levels of parking—two above ground and one subterranean—that is exclusive to the office and retail uses only.

A highlight of the project will be a new pedestrian and retail paseo, formerly a rail spur, which will connect Mateo St and Santa Fe Ave. The paseo is envisioned as a year-round gathering place with programmed activities such as public art installations, outdoor concerts, movies, and other special events.

Forge at Alloy is positioned in the core of the Arts District and centrally located within minutes of the Interstate 5, I-10 and Hwy 101 interchange, providing great access to the Los Angeles freeway network and throughout the region. The property is also nearby existing and future public transportation services.

Mike Condon Jr, Brittany Winn, McKenna Gaskill, Pete Collins, and Steve Marcussen with Cushman & Wakefield in Los Angeles have been retained by the developer, Carmel Partners, to lead the leasing efforts for Forge at Alloy.

“This will be a special, multi-use experience whereby office tenants at Forge at Alloy will also have a convenient, high-end amenitized residential option right next door. And in that same vein, on-site residents or those in the surrounding area will have a convenient workplace that is walkable to many popular dining, shopping and entertainment hot spots within the Arts District, including Alloy’s retail and restaurant Paseo," commented Will Cipes, Senior Vice President Development with Carmel Partners.
