Affordable Mixed-Use Project in Denver Gets Underway

3/13/23

Construction is now underway for the Montbello Freshlo Hub, a mixed-use development in the Montbello neighborhood of Denver. The project, which is a collaboration between the City and County of Denver and the Denver Housing Authority, aims to bring much-needed affordable housing and fresh food options to the area.

The Montbello Freshlo Hub will consist of a 40k sf grocery store, 180 units of affordable housing, and 13k sf of additional retail and office space. The grocery store, operated by Boston-based nonprofit Daily Table, will take a 5.2k sf space with a focus on delivering nutritious food and produce to nearby residents.

The affordable housing units will be available to households earning between 30% and 70% of the area median income. The development will also include a community room, fitness center, and rooftop deck for residents to enjoy.

The first phase of the project, now under construction, will consist of a six-story building containing 97 affordable res units. The building will also include a mental health center, along with retail and office space on the first floor. It is expected to be completed in 2024.

The Montbello Freshlo Hub is part of the larger Montbello Fresh Food Retail and Housing Initiative, which aims to bring fresh food options and affordable housing to underserved communities in Denver. The initiative is a collaboration between the City and County of Denver, the Denver Housing Authority, and the Healthy Food for Denver's Kids Initiative.

The development is expected to create over 100 jobs, including both construction jobs and permanent positions at the grocery store and other retail and office spaces.
