Bolsa Row Apartments, a 234k sf, 200-unit residential mixed-use project in Westminster, has been completed. The development will serve as the gateway to the city’s vibrant and culturally significant Little Saigon District, home to the nation’s largest Vietnamese-American population.
The project is a development of IP Westminster LLC, founded by Joann and Bac Pham. It was built by R.D. Olson Construction and designed by KTGY Architecture.
Located at 15100 Brookhurst St in Westminster, a few miles from The Disneyland Resort, the five-story mixed-use building includes a mix of 20 studio apartments, 114 one-bedroom units, 61 two-bedroom units, five three-bedroom units and over 6.5k sf of retail and restaurant space. The one-, two- and three-bedroom spaces each include a personal balcony. Onsite amenities include a 944 sf pool, barbeques, spa facility, recreation areas, event clubhouse, pet washroom, leasing center, trash butler service, secured parcel lockers, an open-air garden courtyard, and fully equipped fitness center.
“My parents (Joann and Bac Pham) arrived in Westminster as refugees in the 70’s following the Vietnam War. In their eyes, the completion of this development returns a favor to the community – one that’s provided so much to those who had so little,” said Jaimie Nguyen, IP Westminster’s COO.
To celebrate Little Saigon’s rich history, KTGY planned and designed the structure to reflect architectural elements from pre-war Vietnam, borrowing heavily from French colonial architecture. Arches, ironwork and a cool and inviting color palette resemble mid-century structures common in Vietnam. Future development phases include a key community focal point that closely resembles the Bến Thành Market clock tower – an iconic landmark of Vietnam’s former capital.
KTGY handled project design, entitlements, urban design, retail and residential architecture for this project. The firm worked closely with the City of Westminster and the Pham family to design a development that evoked the architectural elegance of pre-1970s Vietnam.
TRC Parkitects worked on the project’s 7.5-story parking structure adjoining the Bolsa Row Apartments. Additional partners include VCA Structural Engineering and MJS Landscape Architecture. The Bolsa Row Apartments will be managed and operated by Aspire Property Management, LLC.
