Vegas Res Community Purchased by Tide Equities in $41.5 Mil Deal


Tides Equities LLC purchased VIO Apartments, a 208-unit multifamily property in Las Vegas, for $41.5 mil, or $199.5k/unit. The property, located at 764 E Twain Ave, was sold by Laguna Pointe Properties.

Built in 1972 and renovated in 2019, VIO is a garden-style apartment offering residents one- and two-bedroom floorplans with an average unit size of 889 sf. The property includes a clubhouse, pool, fitness center, and on-site laundry facility.

VIO is situated in the Las Vegas University District Submarket and located just minutes from the University of Nevada Las Vegas, Harry Reid International Airport, and the world-famous Las Vegas Strip.

Patrick Sauter, Art Carll-Tangora and Steve Nosrat with Avison Young’s Sauter Multifamily Group represented the seller in the deal.
