Modern Residential and Boston-based Henley USA have begun $2.4 mil in renovations and repositioning for two multifamily properties they recently acquired in the Phoenix area. The properties, totaling 481 units, are Sonoma Pines in Peoria and Sonoma Villas in Mesa, AZ.
The work is being done by San Diego-based Sunrise Management, which will assume all day-to-day project and property management at both properties. This entails overseeing comprehensive renovations of both communities, including extensive interior and exterior upgrades. They’ve named Arizona-based Vision Enterprize LLC as the general contractor.
The 265-unit Sonoma Villas, located at 1800 E. Covina St In Mesa, will be renamed Modern On Gilbert and will receive improvements and enhancements to all units, its main office, club house, pool area, fitness center and landscaping, as well as a new dog park. All one- and two-bedroom units are on one level and include built-in dressers, walk-in closets, dishwasher, stove, refrigerator private patios and washer and dryer. Residents enjoy an Internet center, pool, BBQ access, DVD library and a clubhouse.
Sonoma Pines, a 216-unit, two-story community at 8650 West Peoria, will emerge as Peoria Modern. Improvements will include interior upgrades, leasing office refurbishment and pool area enhancements. The one- and two-bedroom residences include private patios, walk-in closets, carpet throughout, dishwasher, refrigerator, washer, dryer and breakfast bars in some homes. The property offers picnic areas, BBQs, two pools, clubhouse, covered parking and sports courts.
Sunrise, led by president and CEO Joe Greenblatt, currently manages approximately 4,000 units in the Phoenix area, with properties in Phoenix, Mesa, Tempe and Scottsdale.
