The growth of package deliveries to Seattle residents at multifamily properties has seen a jump of 53% over the same time period in 2021, according to ButterflyMX, a leading provider of smartphone-based access control technology for multifamily, commercial, student housing, and gated properties.
Though deliveries only account for less than 1% of all access activity, they create a major pain point for residents and building staff, requiring significant time and precious space to accept, store and manage. This growth has caused owners and property managers to seek solutions that alleviate stress on staff to accept, store and manage incoming packages.
ButterflyMX has seen a 50% adoption rate in the past year as more property owners and managers strive to differentiate their offerings. The company analyzed data gathered from more than 36,000 apartment units in the Seattle metropolitan area, which accounts for more than 8% of all multifamily units in the market, to measure and understand resident behavior. This includes developments by Avenue5, Blanton Turner, Carmel Partners, Greystar, Holland Partner Group and Pillar Properties.
Other trends in the Seattle metropolitan area, also based on this report:
• 76% of multifamily residents nationally receive three or more packages per month, meaning deliveries have the potential to become a distraction if not effectively controlled.
• Remote door management, which gives residents the ability to securely allow guests into their building without requiring the resident to be on site, are on track to double across ButterflyMX’s platform by the end of the year.
“While many people predicted the pandemic would mark the end of cities, Seattle has remained relatively stable in attracting residents in this ‘new’ economy. As a result, multifamily construction in the Seattle area is approaching a 50-year high,” said Aaron Rudenstine, CEO of ButterflyMX. “But with more options in where they live and work, residents expect multifamily owners and property managers to go the extra mile to deliver conveniences that match their lifestyles. Increasingly that means adopting proptech solutions designed to support new resident behaviors and demands.”
Millennials are among the fastest-growing cohorts in the Seattle metro area, with 80,000 Millennial-aged individuals moving to the area between 2016 and 2020, an increase of 13.7%, according to U.S. Census Bureau data. Apartment construction is in line with this growth, with more than 15,000 apartments expected to hit the market by the end of 2022.
