Walnut Tech Business Center, a 200k sf, shallow bay business park in Walnut, CA, was acquired by CIP Real Estate II LLC in a $60.65 mil ($303/sf) transaction. The purchase was financed with a new loan for $42.91 mil.
The 11-building property is located at 20265-20311 Lemon Creek Dr, north of the 60 Fwy and just west of Lemon Ave. The campus, consisting of109 individual suites with a mix of industrial, flex office and retail designations
A JLL Capital Markets team that included Senior Managing Director Patrick Nally, Executive Vice President Evan Moran, Senior Director Chad Solomon, Associate Shae Vomund, and Analyst Lauren O’Neill represented the seller, AEW, in the deal.
A JLL Debt Advisory team led by President Kevin Mackenzie, Senior Director Peter Thompson, Associate Kyle White and Analyst Colter Smith arranged the acquisition through a bank, on behalf of the buyer.
