MGR Real Estate Closes $33.75 Mil Office Buy in Ontario

9/23/26

MGR Real Estate purchased 901 Via Piemonte, a 122.6k sf, Class A office building in Ontario, for $33.75 mil ($275/sf). The five-story building features flexible floor plates of just over 25k sf, efficient layouts and high-quality finishes.

Built in 2008, the building includes 1,000 on-site parking spaces, advanced security systems and energy-efficient infrastructure. Located in Ontario’s business district, 901 Via Piemonte offers direct access to major transportation corridors, including Interstate 10 and Interstate 15, as well as Ontario International Airport.

The Cushman & Wakefield team of Jeffrey Cole, Nico Napolitano, Kristen Schottmiller and Ted Terry represented the seller, Greenlaw Partners LLC. The buyer was self-represented in the transaction by Michael G. Rademaker, Founder and CEO of MGR Real Estate, alongside Tony Hermosillo, Vice-President of the firm.

MGR Real Estate plans to implement its hands-on asset management approach to maintain seamless operations, elevate tenant relations, and pursue selective property enhancements moving forward.

“Investors are taking a disciplined approach to office, concentrating capital on assets with the location fundamentals, quality, and functionality to remain competitive over the long term. 901 Via Piemonte checks those boxes as one of the best, if not the best, office buildings in the market,” said Nico Napolitano, Senior Director at Cushman & Wakefield. “The Inland Empire remains extremely tight, with the lowest office vacancy in California and among the lowest in the nation.”

Cushman & Wakefield’s latest quarterly report shows direct office vacancy in the Inland Empire at 8.7% and overall office vacancy at 9.1%.
