NorthPoint Development has begun design, engineering and permitting work for Airport South Industrial Park, a newly approved 4.7 msf industrial development planned near Sacramento International Airport.
The 352-acre project is located on the south side of the Metro Air Pkwy Interchange in Sacramento’s Natomas submarket. NorthPoint expects to begin construction of the development’s backbone infrastructure by 2028.
Plans for Airport South call for a large-scale industrial park capable of accommodating major distribution and manufacturing users. In addition to industrial warehouse space, the development is slated to include a hotel, several restaurants and a gas station.
The project adds another major development to the area surrounding Sacramento International Airport and Metro Air Park, which has emerged as one of the region’s most active industrial development areas in recent years.
NorthPoint intends to maintain flexibility in how Airport South is developed, with potential strategies including build-to-suit projects, speculative construction and land sales to owner-users. The project could provide particularly large blocks of space in a market with relatively few sites capable of accommodating major distribution facilities.
Colliers brokers Mark Demetre, Michael Hoo and Nathan Miller have been awarded the exclusive leasing assignment for four buildings at Airport South totaling nearly 4 msf. There are currently nine industrial projects totaling 1.9 msf under construction throughout the Sacramento region, representing an approximately 1.1% increase in the market’s inventory, according to Colliers research.
