Trammell Crow Company has broken ground on Phase II of Sewell Corporate Park in Hillsboro, OR, approximately 20 miles west of Portland. Phase II, located on 17.76 acres, will include two speculative buildings totaling 294.7k sf of space. Delivery is scheduled for March 2027.
The largest of the two buildings in Phase II, Building 3, is located at 4615 NE Sewell Ave and will measure 184.7k sf. Building 4, located at 4550 NW 273rd Ave, will measure 110k sf. Both buildings feature 32-foot clear heights, trailer parking, and abundant auto parking and power. TCC is also seeking LEED Silver certification on both buildings.
The groundbreaking of Phase II comes less than a year after Phase I delivered two buildings totaling 396.2k sf. Building 1, measuring 148.8k sf, has been fully leased to Thermo Fisher Scientific and Oregon Electric Group. Building 2, measuring 247.5k sf, remains available. Clayton Madey of Macadam Forbes is marketing the three remaining buildings for sale or for lease.
Phase II of Sewell Corporate Park was designed by MDG Architecture and is being built by Perlo Construction. Elsewhere in Hillsboro, TCC is underway with VanRose Technology Center, a speculative, cross-dock, 304k sf logistics building located at 2625 NE Huffman Road.
