Fabrinet has purchased Stadium Place, a three-building, 225k sf office and R&D campus in Santa Clara, for $76.93 mil ($342/sf) in an off-market transaction. The property covers 9.6 acres at 5200 Great America Parkway and 2903 and 2933 Bunker Hill Lane, just south of the 237 Fwy.
5200 Great American Parkway has been vacant for more than eight years and the new ownership is planning to occupy the entire 128.5k sf building. The location is focused on helping nearby customers bring new products to market and will more than double Fabrinet’s Silicon Valley footprint. It will also support increasing demand for its new-product-introduction and related services. Fabrinet plans move-in for early 2027.
Stadium Place features high-end outdoor areas, ample parking, office spaces, conference rooms, and access to public transportation and Highways 101 and 237 and Interstate 880. The campus is also walking distance to dining, retail, hospitality, and recreational amenities.
Avison Young Senior Vice Presidents Derek Cuschieri and Todd Campbell represented Fabrinet, a leading provider of advanced optical packaging and precision optical, electro-mechanical and electronic manufacturing services for original equipment manufacturers of complex products. The seller was GA Parkway Property LLC. Cuschieri and Campbell have also been retained to market approximately 55k sf of available space within 2903 and 2933 Bunker Hill Lane.
“The Santa Clara market is highly attractive to manufacturing users due to its access to Silicon Valley Power. Because manufacturing operations typically have significant power requirements, the city's electricity rates are approximately 30% to 40% lower than PG&E's and provide substantial operating cost savings,” noted Cuschieri.
