San Dimas Commerce Center, a 19-building, 179.3k sf light industrial park in San Dimas, has sold for $41 mil ($229/sf) in a recent transaction. The asset, sitting on 10.54 acres at 410-490 West Arrow Hwy, was sold by San Dimas BP LLC.
San Dimas Commerce Center was 90% occupied at the time of sale. The property comprises 19 individually parceled buildings, most containing less than 10k sf. It is leased to more than 70 local and regional businesses, including several long-term occupants.
Located in the San Gabriel Valley industrial submarket, San Dimas Commerce Center provides frontage along Arrow Hwy and convenient access to State Route 57 and other major Southern California transportation corridors. The San Gabriel Valley remains one of Greater Los Angeles’ tightest industrial markets. Limited opportunities to develop comparable small-bay industrial properties further support demand for well-located, infill assets.
Dave Faris, Vice President, and Richard Schwartz, Executive Vice President and Senior Managing Principal, with SRS Real Estate Partners represented the seller in the deal. The competitive marketing process attracted significant interest from institutional investors, underscoring demand for well-located, small-bay industrial properties with a diversified tenant base.
