Rockefeller Group purchased a 34.1-acre logistics site in Glendale, AZ from IndiCap and their capital partner. Rockefeller Group and IndiCap will partner to develop West Olive Logistics Center, a 552k sf industrial building located at the northwest corner of West Olive Ave and North Reems Rd in Glendale.
West Olive Logistics Park is a cross-dock industrial building designed to accommodate modern logistics, distribution, and manufacturing tenants. The building will offer a 40-foot clear height, 90 dock-high doors, four drive-in doors, 195 trailer parking spaces, 521 car parking spaces and truck court depths ranging from 200 feet to 260 feet. Construction is scheduled to commence in the fourth quarter of 2026.
The project is part of a larger master-planned development consisting of 111.7 total acres and already features three Class A industrial buildings totaling over 1 msf. These buildings were delivered in Q1 2024 as part of Phase I and have since been fully leased. Strategically positioned within the highly desirable Loop 303 Corridor, the property offers exceptional regional and interstate distribution capabilities via immediate access to Loop 303 and Northern Parkway, providing efficient routes to Metro Phoenix and the greater Mountain West region.
Cushman & Wakefield’s National Industrial Advisory Group – Mountain West, including Will Strong, Jack Stamets, Molly Miller, Michael Matchett, and Madeline Warren represented the sellers in the land sale and also arranged the joint venture equity between both parties. Cushman & Wakefield’s Mike Haenel, Andy Markham, Phil Haenel, and Justin Smith will be the exclusive leasing agents for the project.
