New York-based Sentinel Real Estate has acquired Talavera, a 293-unit apartment community in Folsom, CA. We’re told that Talavera was the first asset to become available in the Folsom submarket in four years. The price was not given out.
Located at 1550 Broadstone Pkwy, the four-building community was built in 2020 and is made up of studio, one- and two-bedroom units. Talavera is Folsom’s only elevator-served multifamily property. Other community amenities include a swimming pool, hot tub, courtyard, fitness center, package lockers, pet spa, EV charging stations, fire pits, resident garages, 506 parking spaces and a DIY workshop.
Talavera is within a seven-minute walk to over 100 retailers and is close to some of the area’s largest employers in the healthcare and technology sectors. The property was 96% occupied at the time of sale and is in Folsom, one of Sacramento’s most affluent submarkets.
CBRE’s Marc Ross, Eli Hanacek, Joe McNamara and Claire Holt represented the sellers, USA Properties & Strand Financial, in the transaction.
