SFF Realty Buys 104k sf Silicon Valley Office/R&D Property

SFF Realty recently acquired a four-story, 104.5k sf, Class A office/R&D building in Sunnyvale. Located at 384 Santa Trinita Ave, in the heart of Silicon Valley, the property was sold by Clarion Partners. The price was not disclosed.

The building serves as Bosch's North American headquarters and research and technology center. The facility houses more than 300 employees and supports a range of Bosch’s mission-critical research activities, including robotics, human-machine interaction, biotechnology, fuel cell MEMS and integrated circuit labs.

Constructed in 2013 on a 4.6-acre site, the building is just minutes from U.S. Highway 101, Interstate 280 and Caltrain service, and surrounded by major technology employers including Apple, Google and Microsoft. The property also sits directly across from Applied Materials' recently announced Equipment and Process Innovation and Commercialization (EPIC) Center, a multibillion-dollar investment expected to further solidify Sunnyvale's position as a global hub for advanced technology development.

Newmark Executive Vice Chairman and President, Western Region Capital Markets Steve Golubchik, Vice Chairman Edmund Najera, Senior Managing Director Darren Hollak and Director Brendan Raney represented Clarion Partners in the deal.

"What distinguished this opportunity was the combination of institutional-quality construction, specialized laboratory buildouts and meaningful near-term value-creation potential," said Hollak. "Facilities capable of supporting sophisticated R&D operations are increasingly difficult and expensive to replicate. Assets with these characteristics remain exceptionally well positioned."
