Tailwind Investment Group has acquired two multifamily properties totaling 419 units in Sacramento for a combined price of $65 mil. The properties include Bent Tree Apartments (208 units) and California Place Apartments (211 units). Both assets were sold by an entity that had owned the properties for 30 years.
Bent Tree Apartments ($156.3k/unit), located at 4350 Galbrath Dr, is a garden-style community located on the border of the master-planned Antelope community. Planned upgrades include exterior modernization, common area improvements, and light interior renovations.
Working in partnership with the California Municipal Finance Authority (CMFA), a portion of the units at Bent Tree will be income-restricted under a regulatory agreement, allowing Tailwind to deliver quality, attainable housing to working families while completing long-deferred maintenance the property needs.

The other acquisition, California Place Apartments ($154k/unit), is a garden-style community located at 6633 Valley Hi Dr, on the border of Elk Grove. The property was purchased at a basis well below replacement cost in a submarket that continues to exhibit strong renter demand and limited new supply.
California Place benefits from its location directly across from Kaiser Permanente South Sacramento Medical Center, a major regional healthcare campus employing more than 2,000 professionals. At above 94% occupancy at close, the asset provides immediate cash flow with meaningful upside as the company moves forward with value-add improvements.
Like with Bent Tree, Tailwind’s plan for California Place centers on exterior improvements, common area upgrades, and light interior renovations, while restricting a portion of units through a CMFA regulatory agreement to preserve affordability for working families in the community.
