Carson Distribution Facility Acquired by WareSpace in a $23 Mil Deal

A 90.5k sf, industrial distribution facility in the city of Carson traded hands in a $23 mil ($254/sf) transaction. The property, located at 860 Sandhill Ave, north of the 91 Fwy and east of Avalon Blvd, was sold by JTL Corporation.

The facility served as JTL’s corporate headquarters, where JTL operated its highly successful import/export business, Hyman Inc, for several decades. It currently features 24- to 26-foot warehouse clear heights, nine dock-high loading positions, and approximately 7k sf of office space.

Located within Los Angeles’ South Bay, the modern industrial facility offers strategic access to the Ports of Los Angeles and Long Beach, Los Angeles International Airport (LAX), Downtown Los Angeles, and Southern California’s extensive freeway network including State Route 91, Interstate 110, and Interstate 405, making it well positioned within one of the nation’s critical logistics corridors.

The buyer is WareSpace, a developer, owner, and operator of smaller warehouse spaces, backed by New York-based private equity firm Jadian Capital. The venture plans to reposition the asset into a state-of-the-art micro-bay industrial facility designed to meet growing demand from small warehouse and industrial users. Upon completion, the property is expected to support more than 120 small businesses across the Greater Los Angeles area by providing flexible, right-sized industrial space for entrepreneurs and growing companies.

Vice Chairman Michael Collins and Associate Vice President Dustin Hullinger of DAUM’s Capital Markets Group, in collaboration with Associate Vice President Jack Stone of the firm’s South Bay office, exclusively represented the seller in the deal. James Hyman, Chairman of JTL Corporation, together with WareSpace’s Levi Cohen, Co-Founder and CEO, and T.J. Cameron, Vice President of Acquisitions, were also involved in the negotiations.

“This property represented an incredible legacy asset that had become a significant value-creation opportunity for the seller,” says Collins. “We developed a strategy to maximize value, identify the right buyer, and position JTL for its next chapter. This transaction allows our client to unlock significant value from a premier industrial asset while eventually redeploying the proceeds into a diversified portfolio of investment properties.”
