CentrePoint Properties has purchased a three-property Colorado retail portfolio, including Cottonwood Square in Parker, Bristol Pointe in Aurora and Foothill Green in Littleton. The assets were sold by Western Centers Inc in a $30.3 mil transaction.
Cottonwood Square is a 56k sf neighborhood center located just north of E-470 and Parker Rd, and adjacent to King Soopers. Bristol Pointe, a 26k sf center, features a service- and restaurant-driven tenant roster and has local employment drivers stemming from proximity to Buckley Space Force Base. Foothill Green is 28k sf and is a quintessential unanchored neighborhood center.
Jon Hendrickson and Aaron Johnson of Cushman & Wakefield represented the seller in the deal. Craig Branton and Mickey Moran of Greystone, in partnership with Cushman & Wakefield’s Denver-based debt team, arranged the acquisition financing for all three properties.
“The three properties have many similarities, but also require unique business plans,” said Hendrickson. “The overarching similarity is that investor demand for multi-tenant neighborhood retail centers is incredibly strong, and nearly all acquisitions provide some form of value-add opportunity.”
