In a major Arizona multifamily trade, Camden Property Trust acquired The Tyler, a 320-unit multifamily community located in the Agritopia master-planned community in Gilbert. The asset was sold by StreetLights Residential in a deal worth $124.5 mil ($389k/unit).
Located at 3150 E Ray Rd, The Tyler is a Fitwel-certified (a global health and wellness certification system) community offering studio, one-, two- and three-bedroom floor plans. Residences feature stone countertops, custom cabinetry, wood-style flooring, 10-foot ceilings, dine-in kitchen islands, built-in desks, in-unit washers and dryers, and private balconies.
Community amenities include a resort-style pool with cabanas, spa and fireplace, a greenhouse-style coworking space and conference room, a demonstration kitchen, an outdoor entertainment paseo with grilling stations and media lounges, a fitness center, electric vehicle charging stations, bike storage, and a pet wash station

The property is located within Agritopia’s Epicenter district, which offers walkable access to more than 20 local retailers and restaurants, as well as community gathering spaces and events. The site also provides convenient access to Loop 202 and U.S. 60, connecting residents to major employment centers throughout the Phoenix metropolitan area.
CBRE’s Asher Gunter, Matt Pesch and Austin Groen represented the seller, StreetLights Residential. Founded in 2011 and headquartered in Dallas, StreetLights Residential is a developer of urban multifamily and mixed-use communities. The company has been recognized as one of the largest multifamily developers in the United States.
