Chino Distribution Facility Leased by Auto Parts Distributor in $42 Mil Deal

An auto parts distribution company, believed to be Titanium Plus Auto Parts, has inked a lease for a 522.3k sf distribution facility in Chino for $42 mil. The property, located at 16380 Euclid Ave, just east of the 71 Fwy, is owned by Invesco.

Located within the Chino South Industrial Center, the property, originally constructed in 2014, is designed to accommodate large-scale logistics and distribution operations. The property features 32-foot clear height, extensive dock-high loading, and a large truck court. The facility’s strategic location, at the gateway of the Inland Empire, provides connectivity to major Southern California transportation corridors, including State Route 60, State Route 71, Interstate 10, Interstate 15, and State Route 91.

DAUM Executive Vice President and Principal Gus Andros represented the tenant in the transaction alongside Nathan Lara, Andrew Lara, Rudy Lara, and Jack Nersesian of Lara CRE. Steve Bellitti, Tom Taylor, Joey Jones, and Evelyn Manning of Colliers represented the landlord in the lease transaction. According to Andros, the new lease represents a significant expansion of the tenant’s Southern California distribution footprint, supporting the company’s continued growth.

“We have worked with this client for several years and previously helped the firm secure a nearby 200k sf facility that remains an important part of its operations,” says Andros. “As the business has continued to expand, they required additional capacity to complement their existing footprint. This facility provided the size, functionality, and strategic location needed to support ongoing growth, with the modern features required for today’s distribution operations.”

According to a recent Inland Empire industrial market report from DAUM, direct vacancy in Chino was a tight 3.24% in Q1 2026, reflecting limited availability of quality industrial product for users seeking large-scale distribution space.
