Fairfield Residential has completed construction on 1010 Waugh, a 340-unit high-rise res development on 1.5 acres in Houston’s Montrose neighborhood. The 14-story concrete and steel project, designed by KTGY, boasts unimpeded skyline views, connectivity to the city and is within walking distance of Buffalo Bayou Park.
1010 Waugh replaces a single-story commercial building mixes resort-style amenities, luxury apartment design and finishes, with easy access to the city, this exciting neighborhood and nearby parks. Originally intended to be a cold-formed steel building, the design team opted for a concrete and steel frame that could give residents higher ceilings and designers more flexibility in shaping the building. The result is a wider array of units that suit different lifestyles and an extremely competitive feature set, including a pool deck that overlooks downtown and an increased number of balcony and exterior units that can capitalize on the view.
The building’s base houses the lobby, coworking and cyclist shop with storefront windows that increase presence and interactions with the street. A four-story base with a screened 517-space garage keeps cars off the street and allows additional square footage for project density. The pool deck and more resident amenities sit just above the podium, while the building splits into two residential wings that leave prime center space open for the outdoor spaces, balconies and corner units.
