Gateway at Menifee, a 229.9k sf industrial facility in Menifee was acquired for $40.5 mil ($176/sf) by Southwest Traders, a Temecula-based logistics and distribution company.
The property, located at 33520 Zeiders Rd, is Building 3 within the five-building industrial complex formerly known as Scott Road Commerce Center. The Gateway at Menifee property is well-positioned to support distribution and logistics uses, with convenient access to major transportation corridors throughout Southern California.
Colliers Executive Vice President Rick Nunez, SIOR, Associate Mateo Mobilia, and Senior Client Services Specialist Michael Romero represented the buyer in the transaction. The property was sold by Scott Road Property LLC.
“The Menifee facility represents a critical next step in our growth strategy,” said Terry Walsh, President of Southwest Traders. “It will allow us to scale our operations and expand our regional logistics footprint. In addition to the acquisition, we plan to invest approximately $25 mil to retrofit a portion of the building into a state-of-the-art refrigerated distribution center. We expect the project to create approximately 250 direct jobs upon opening, with the potential to grow to as many as 500 jobs within five years.”
