New American Funding Replacing a Tustin Office Building with a Class A Industrial Facility

New American Funding has started demolition of vacant 84k sf office building in Tustin to be replaced with a new 103.6k sf, Class A industrial building. The property is located at 14511 Myford Rd, on the southwest side of I-5 at Jamboree Rd.

This new structure is being designed from the ground up for companies that need power infrastructure, precision-engineered clear heights, and a facility that can keep pace with the speed of advanced manufacturing. The building is being developed to support the growing advanced manufacturing sector. Completion of the building is scheduled for Q2 2027.

Conveniently located just minutes from I-5 and the State Route 261 Toll Road, 14511 Myford Road is purpose-built to support Orange County's rapidly expanding advanced manufacturing ecosystem. The building features 8,000 amps of power (day one no waiting, no phasing), 36-foot clear height, 12 dock-high loading doors, two ground-level loading doors, 10.8k sf of office space, plentiful parking and a fully secured yard.

“Our goal is to develop a facility that is ideal for Orange County’s evolving advanced manufacturing industrial user including advanced automotive, aerospace and defense, energy, AI, material science and biotech,” said David Giglio, New American Funding Senior Vice President of Corporate Real Estate. “This building will feature abundant power, secured facility and access to labor in a premier location.”

JLL's Louis Tomaselli, Nick Carey, Byron Foss, and Wade Tift are handling leasing of the building. 14511 Myford Road can accommodate a wide range of users from 40k sf to the full 103.6k sf.

"Orange County has a well-established aerospace and defense ecosystem that draws from a deep pool of engineering talent," said Louis Tomaselli, JLL Executive Managing Director. "The growth of this sector has seeded complementary economic clusters throughout Tustin and surrounding submarkets with firms like Rivian, Henkel, and Kia Motors already anchoring the region. But the next wave isn't coming to a market that can't power their operations. Eight thousand amps on day one isn't an amenity, it's a prerequisite."
