Lincoln Property Company has broken ground on Sky Harbor Logistics, an office-to-industrial redevelopment that will bring a two-building, Class A logistics campus to a Tempe, AZ infill site, minutes from Phoenix Sky Harbor International Airport.
Lincoln has been active on the Sky Harbor Logistics site since 2024, managing the demolition of an almost 220k sf office building and parking garage to make the parcel shovel ready. According to Lincoln Executive Vice President John Orsak, Sky Harbor Logistics was built in 1977 as industrial development, converted to office use in 2018, and is now returning to its industrial roots, ready to meet the demands of an entirely different economy.
Once completed, the project will span 16.25 acres at 1515 W. 14th St. It will include two nearly identical Class A logistics buildings totaling 255.8k sf – 128.1k sf at Building A and 127.7k sf at Building B.
Sharing a 190’ truck court, each building will offer 32’ clear height, 3,600 amps of power, 44 dock doors, four drive-in doors and 266 parking spaces to support high-throughput distribution, air freight and time-sensitive supply chain operations. Each will also include ESFR sprinklers, LED lighting and clerestory windows providing sky views and maximum natural interior light.
Designed for single- or multi-tenant use, both buildings will be divisible to 32k sf, with multiple architectural entries and two 1,592-square-foot office spec suites per building. Both buildings will also deliver with HVAC installed, providing move-in-ready, speed-to-market solutions.
Sky Harbor Logistics is centrally located, approximately 10 minutes from downtown Phoenix and five minutes from Arizona State University and Phoenix Sky Harbor International Airport, a critical gateway for regional and national distribution that reinforces long-term value and further enhances the area’s role as a hub for air cargo, e-commerce and advanced manufacturing and logistics. It is approximately equidistant to Interstate 10 and Loop 202, placing it within a 30-minute drive of a labor force of 1.6 million.
Sky Harbor Logistics is slated for completion in Spring 2027. Butler Design Group is the project architect. Willmeng is the general contractor. Lincoln will manage all building leasing and property management. As a part of the development of Sky Harbor Logistics, Lincoln will also contribute to the City of Tempe’s Art in Private Development program, helping bring public art to the city.
