Unique Inland Empire Infill Land Opportunity Hits the Market

We’ve learned of a significant infill land property acquisition opportunity in the Inland Empire. The asset is the 1,464-acre Gavilan Hills Estates property in an unincorporated portion of western Riverside County. The property offers two approved tentative maps for a combined 505 residential lots.

The property, situated west of the City of Perris, south of the City of Riverside, and north of the City of Lake Elsinore, offers significant frontage on Lake Mathews Dr and Santa Rosa Mine Rd. It is conveniently located approximately three miles south of Cajalco Rd, a major thoroughfare between I-15 & I-215. The site can be accessed from State Hwy 91, with direct access via Gavilan Rd from the north, Lake Mathews Drive from the west, and Santa Rosa Mine Rd from the east.

The adjacent communities to the south and east are very similar and are built out on 0.5-5 AC lots. The Gavilan Hills Community will include 423 acres as a Biological Reserve.
Cushman & Wakefield’s Kevin Turner, Hector Vargas and David Harbour have been retained to market the property in partnership with WD Land Advisors.

Large, contiguous infill sites with entitlement progress, particularly those offering natural amenities and view corridors, remain exceptionally scarce.
