Irvine-based Bendetti and Singerman Real Estate have completed a $71 mil, off-market recapitalization of an industrial portfolio consisting of three high-quality single- and multi-tenant buildings in Sparks, NV, the most desirable submarket in Reno.
The portfolio, known as Southern Way Industrial, totals 635k sf across a 21-acre site and features clear heights ranging from 18 to 28 feet. The portfolio was 54% occupied at closing.
“Functional, well-located light industrial properties in great markets are our focus and where our vertically integrated platform shines. This was a great opportunity to recapitalize Southern Way. The project is well positioned to participate in the growth ahead in Reno as market fundamentals continue to strengthen,” said Bendetti Director of Acquisitions Jon Moyer.
The portfolio has recently undergone extensive renovations, including new roofs, upgraded landscaping, refreshed exterior facades, a standardized tenant signage program, and new monument signage.
