BLT Enterprises has acquired a 19.4-acre industrial site close to Carlsbad Research Center in Carlsbad. The property is located at 2470 Faraday Ave, just east of El Camino Real.
The site contains two existing manufacturing facilities and offers the potential for future development. The property, which benefits from proximity to key industrial uses, is surrounded by a concentration of manufacturing, and logistics facilities, as well as office and flex buildings.
The transaction is structured as a three-year sale-leaseback as part of a 1031 exchange for a long-standing Carlsbad-based clinical diagnostics and life sciences company. The leaseback provides stable cash flow while BLT evaluates long-term opportunities for the parcel, including a potential build-to-suit site plan to meet shifting user requirements.

San Diego’s industrial market posted its fourth consecutive quarter of positive net absorption totaling about 1.4 msf year to date, signaling underlying demand. Within North County, Carlsbad’s industrial market benefits from strong connectivity along I-5 and State Route 78, offering convenient access to major transportation routes. The city continues to attract a range of industrial and logistics users, supporting steady demand across the market.
