JPI has acquired a development site in Seattle for construction of a 189-unit, Class A res project. The new 10-story community, located at 400 4th Ave W in the city’s Uptown neighborhood, will be built in partnership with Stream Real Estate LLC
While most downtown projects in and around Seattle, in addition to other major metropolitan areas, have focused on small efficiency units, the project aims to provide larger, family-sized housing, with one-quarter of the units designated to two- or three-bedroom layouts.
The development has been designed to maximize outdoor amenity areas, connecting future residents to nature in a walkable, urban community. The 4th & Harrison land has a 40-foot change in elevation on the site. The project utilizes this natural amenity by designing the building to step into the hillside and maximizing the number of units and amenity spaces that will feature sweeping views of Puget Sound, downtown Seattle and the iconic Space Needle.
Construction is expected to start in Spring 2027.
Mollie Fadule, chief financial and investment officer at JPI, noted, “This project will create generous living spaces with meaningful outdoor amenities in an urban location with fantastic proximity to civic attractions, entertainment, arts, retail, and employment.”
