Desert Sky Plaza II, a planned, 30-acre 297.4k sf shopping center at the southeast corner of Roy Rogers Dr and Amargosa Rd in Victorville, has received entitlements and is scheduled to break ground in the second quarter of 2026. The project, estimated to open in fall 2027, is a development of Calabasas-based Newmark Merrill Companies, in partnership with World Premier Investments and R.Y. Properties Inc.
Designed by AO and Kimley Horn, Desert Sky Plaza II will be the second phase of the existing Home Depot-anchored Desert Sky Plaza. This new phase will be anchored by Target, Burlington, and several other soft goods retailers. The project is projected by Placer.ai to generate over 6.5 million annual visits when open.
Desert Plaza II is a component of the larger, comprehensive, and approximately 100-acre commercial development known as The Desert Plazas, which currently features Winco and Home Depot anchors and will include over 800k sf of retail when fully completed. This area boasts over 31,000 average daily trips on Roy Rogers Drive and more than 90,000 trips, and over 32,000,000 annual impressions from the project’s digital reader board located at the I-15 freeway offramp. The trade area for this development will include over 130,928 potential shoppers and is situated within a growth market with over 22,500 new homes approved and/or under development.
Desert Sky Plaza is roughly 70% pre-committed but still has availability for a wide range of tenants including junior anchor, drive-thru, carwash, pad, and retail shop spaces ranging from 1.5k sf to 25k sf. Greg Giacopuzzi and Darren Bovard of NewMark Merrill are overseeing leasing at the center.
The NewMark Merrill development team includes Sandy Sigal, Chairman and Chief Executive Officer; Susan Rorison, Chief Operating Officer; Jim Patton, Senior Vice President of Leasing & Acquisitions; Sandra Kist, Chief Financial Officer; Brad Pearl, Executive Vice President, Luca Giovanardi, Chief Development Officer; Greg Giacopuzzi, Vice President, Leasing and Development; and Elaine Weiss, Senior Project Manager, Construction & Development.
