Barker Pacific Group (BPG) has acquired The Quad, a 180k sf office campus in Carlsbad, from Regent Properties. The price was undisclosed.

Located in the prestigious Carlsbad Ranch neighborhood at 5740-5770 Fleet St, The Quad consists of Class A office/R&D space in four, two-story buildings with typical floor plates between 21k sf – 24.5k sf.
A multi-tenant property zoned for office, industrial, or R&D, The Quad was acquired at approximately 73% percent occupancy. Its diversified tenant roster of institutional and local companies includes Jazz Pharmaceuticals, Arlo, Rueb Stoller Daniel, and Islands Restaurants.
Built in 1999, The Quad is located just minutes from Carlsbad Village, coastal beaches, and North County’s leading business and innovation hubs. The campus is surrounded by a vibrant mix of dining, retail, and lifestyle destinations, offering everything from quick-service eateries to upscale restaurants and cafes. With convenient access to I-5 and regional transit, The Quad provides effortless connectivity across North County and throughout greater San Diego.
Existing amenities include bike racks, EV charging stations, a fitness facility with locker rooms and showers, outdoor patio seating, a bocce ball court and table tennis, public Wi-Fi, ocean views, exterior balconies in select suites, and on-site property management.
The Cushman & Wakefield team of Aric Starck and Drew Dodds represented the seller on the transaction. They are also staying on as the leasing agents along with Matty Sundberg from CBRE.
BPG has assumed management of the property and plans to further enhance the project by adding pickleball courts and a refreshed building aesthetic. The team is also exploring a coffee kiosk concept to activate the space and elevate the tenant experience.
