Comstock Realty Partners has obtained a $50 mil senior loan for Modelo, a 13.8-acre, master-planned mixed-use site in the southern portion of the City of Commerce, in Los Angeles County. The property is located at 6364 Zindell Ave, just off I-5.
The financing will be used to complete environmental remediation across the full site, fund horizontal infrastructure work on a 3.0-acre parcel entitled for 60 townhomes, and cover soft costs associated with the broader master plan. The Modelo site is fully entitled for a mixed-use community comprising 740 multifamily units, 45 condominium units, 65 townhomes, and 179.5k sf of retail space supported by 2,195 parking spaces.
Located within an infill submarket of Southeast Los Angeles County, Modelo is designed as a walkable, mixed-use neighborhood that integrates residential, retail, and public-realm improvements. The project is expected to deliver attainable, market-rate housing as part of a broader effort to address California’s persistent housing shortage while enhancing the built environment for surrounding stakeholders.
The financing was arranged by Mike Guterman of BWE and funded by Lionheart Strategic Management through Shroders Capital. According to Paul Bratten, Head of U.S. Real Estate Debt Investments for Schroders Capital, Modelo exemplifies the type of complex, large-scale development where flexible capital solutions are essential.
