Golden Columbia, a real estate investment platform sponsored by GANMI Corporation, closed on the purchase of two San Diego office buildings for a combined $103.5 mil. The buildings have a combined 707.7k sf of space and traded for an average cost of $146/sf.
The acquisition includes One Columbia Place, a 27-story, 556.9k sf, Class A office tower located at 401 W A St, and Two Columbia Place, a 12-story, 150.7k sf Class A office building located at 1230 Columbia St. Both properties are situated in the heart of San Diego’s downtown, at the southern edge of the city’s Little Italy area.
The acquisition marks the launch of a long-term repositioning strategy aimed at transforming the properties into a complete, experience-driven workplace destination designed to support tenants, employees, and the broader downtown ecosystem. Golden Columbia plans to implement enhancements in phases, building on the properties’ strong fundamentals while elevating the day-to-day tenant experience.
The properties were sold by Regent Properties, with Eastdil handling the transaction. Tony Russell, Richard Gonor, Pascal Aubry-Dumand and Ryan Taquino with JLL were awarded the leasing assignment for the new ownership, with CBRE serving as property manager.
