High Street Residential (HSR) and JV partner Haseko North America have acquired a 1.29-acre city block in San Pedro for Jules San Pedro, a planned, eight-story, 281-unit residential development. The acquisition consists of one parcel with roughly 30k sf of existing improvements. From what we hear, the total purchase had a price tag of over $10 mil.
Located at 155 W. 6th St, Jules San Pedro is situated one block south of HSR’s recently-completed 137-unit Vivo on Harbor project. Jules is directly adjacent to the new Piazza Miramare, offering residents convenient access to the Little Italy district's diverse dining, retail, and fitness options. The property sits on the west side of Harbor Blvd, just a 1/2 block from the waterfront at the Port of Los Angeles.
Jules San Pedro will also sit across the waterfront from the $250 mil West Harbor project, a 42-acre mixed-use entertainment destination slated to open in Summer 2026. West Harbor will feature over 320k sf of restaurants and retail, including a 6,200-seat amphitheater and a variety of entertainment options, such as an amusement park, dog park, and a paddle/pickleball concept.
Designed by KFA Architecture, Jules San Pedro will offer a mix of studio, one- and two-bedroom floorplans. Community amenities will include a pool deck and courtyard with a sauna, spa, and clubhouse; a central water-facing courtyard with indoor/outdoor fitness; a sky lounge and rooftop deck; multiple BBQ areas; a pet spa; and an oversized coworking space with multiple conference rooms and work areas. The project will be Greenpoint Rated and will feature sustainable elements, including EV charging stations and a rooftop, net-metered solar photovoltaic system.
Work is expected to get underway in February 2026. Jules San Pedro is planned to deliver by the second quarter of 2028. Westport Construction will serve as the general contractor.
The project was initially planned and entitled by Holland Partners back in 2021, prior to Trammell Crow acquiring the land, with MVE+ Architects having penned the initial design.
Laurie Wixted of The Wixted Group represented the seller and was the sole broker in the land trade. According to Wixted, the property had been in escrow to two different developers over the past 5-1/2 years.
