Orden Company, out of Santa Fe Springs, has acquired a 256.7k sf, 100% occupied industrial/office building in Ontario for $57.1 mil, or $222/sf. The property, located at 875 W. State St, was sold by IHC State LLC.
The cross-dock warehouse facility is located roughly an hour from Los Angeles International Airport, the ports of Los Angeles and Long Beach, and the Ontario Convention Center. It features a 40-foot minimum clear height, 51 dock-high doors, two GL doors and 2,000 amps of power.
Eric Fikse, SIOR and Eric Burney, SIOR with DAUM Commercial represented the seller in the transaction. Fiske also procured the buyer.
According to DAUM Commercial, in Q3 2025, the Inland Empire industrial market recorded a 7.67% overall vacancy rate in the West submarket, where Ontario is located. Despite a 22% decline in transaction volume over 2024, sales surged to $547.2 mil and median sales price reaching $275 per square foot by the third quarter of this year. These figures reflect continued investor activity and market interest—underscoring that well-positioned assets, especially in highly desirable submarkets like Ontario, remain strategically attractive despite broader market softening.
