We’ve learned of two new retail signings at Mission Rock, in San Francisco’s China Basin Park. These newest deals are with Bay Area craft brewery Fieldwork Brewing Company and wellness operator MNT Studio.
Fieldwork Brewing will introduce a new concept to China Basin Park with a food and beverage kiosk and adjoining beer garden in the Central Plaza. Known for its craft beer, including non-alcoholic options, and various food offerings, the kiosk will serve as an anchor to the park’s year-round programming when it opens on December 27.
In addition, Fieldwork will open a full-service restaurant and taproom, its 10th Bay Area location, across approximately 3.8k sf on the northeast corner of 300 Toni Stone Crossing. Scheduled to open in 2026, it will join Via Aurelia, Blue Bottle and Proper Food at the base of the 13-story building, which serves as Visa’s Market Support Center.
MNT Studio will open its fourth Bay Area location across approximately 4.4k sf on the ground floor of 1090 Dr Maya Angelou Lane. The addition of MNT supplements Mission Rock’s growing health and wellness scene. MNT is San Francisco’s first wellness social club, offering Pilates classes, recovery options including infrared sauna, red light therapy and chromotherapy as well as community workspaces. MNT will also host free Pilates classes at China Basin Park starting in January 2026.
Mission Rock is a development of Mission Rock Partners, a collaboration between the San Francisco Giants and Tishman Speyer. The partnership also recently signed a lease for 2.2k sf with fast-casual restaurant Chipotle to open a location at the base of Mission Rock’s Verde apartment tower in late 2026.
Mission Rock also features over 500 rental apartments across two multifamily buildings and a mix of companies across all four buildings. In addition to Visa, Capgemini and Golden State, the company that owns the NBA’s Warriors and WNBA’s Valkyries, have opened offices in the neighborhood. Studio by Tishman Speyer located in Verde offers customers within Mission Rock access to sophisticated on-demand meeting and conferencing facilities.
Tishman Speyer and the Giants have partnered with Mitsui Fudosan America Inc, the U.S. subsidiary of Japan's largest real estate company, Mitsui Fudosan Co Ltd, to bring the first phase of the project to fruition.
The retail leasing program continues to be spearheaded by the CBRE team of Alex Sagues and Madeline Mandanis, which represented Mission Rock Partners in each transaction. Fieldwork was represented by Matt Holmes of Retail West. Chipotle was represented by Jessica Birmingham of Retail West.
