An Ethos Real Estate affiliate has acquired Ascent, a 650-unit luxury res community in South San Jose, in what is one of the largest sales in the region for 2025. The asset, located at 5805 Charlotte Dr, north of Hwy 85 and east of Cottle Rd, was sold by Shea Properties.
Although the sale price was not announced, industry sources peg the deal at around $323 mil, which would give the property a value of just under $500k/unit.
Built in 2016, Ascent is a five-story, podium development situated in a modern, well-amenitized 10-acre setting. Community amenities include a half-acre circular park, a resort-style pool with water features, clubhouses and a fitness center, along with a dog park and pet wash area.
Ascent is well-located close to freeways and the Village Oaks retail center, a 330k sf retail and dining destination in the city’s Santa Teresa area. Major tenants at the center include Target, Safeway and Marshall’s, along with numerous other stores and restaurants, such as Chipotle, Five Guys and Dave’s Hot Chicken.
