Michael Rademaker of MGR Real Estate Closes on $89 Mil OC Office Campus Buy

Michael G. Rademaker, CEO and Founder of MGR Real Estate Inc, acquired Orange City Square, a 394k sf office campus in North Orange County, for $89 mil ($225/sf).

Situated on 14.1 acres at 750, 770, 790 and 840 The City Drive in the City of Orange, south of the 22 Fwy at Garden Grove Blvd, the property provides a rare combination of Class A office space and neighborhood retail, positioned directly adjacent to a major medical and institutional employment hub.

Tenancy at Orange City Square includes a diverse mix of Class A office tenants, retail, food and beverage, and service-oriented users that serve both the surrounding community and the City Drive employment base. Orange City Square is strategically located near major medical, institutional, and employment centers throughout North Orange County.

Rademaker has indicated that he plans to maintain current operations, enhance the tenant mix, and pursue selective improvements. No additional details regarding future plans were disclosed.

Newmark Co-Head, U.S. Capital Markets Kevin Shannon, Vice Chairman Paul Jones and Ken White and Senior Managing Director Brandon White represented the seller in the transaction, which closed on December 19, 2025.

Tony Hermosillo, Vice President of MGR, who was involved in the transaction, said “The property’s high-quality construction, diverse tenant mix, and strategic location make it highly attractive to investors seeking stability and long-term growth in a supply-constrained market.”
