Step Up Housing Acquires 260-Unit Res Community in Vallejo

Step Up Housing has acquired Bay Village Apartments, a 260-unit multifamily property in the Bay Area city of Vallejo, for $57 mil. The property sits on an 18.63-acre site at 107 Porter St, west of I-80 and Sonoma Blvd.

Financing for the purchase was structured by Sack Capital Partners and Align Finance Partners. Sack will also provide asset and property management for the affordable property on behalf of the new owners.

Bay Village Apartments features a low-density layout of fewer than 14 units per acre, framed by mature trees, lush landscaping, and scenic vistas. This park-like setting creates a tranquil residential environment, enhanced by comprehensive amenities, including a pool with spa, barbecues, a renovated clubhouse with demonstration kitchen, strength and cardio fitness centers, a dog park, and a waterfront seating area with panoramic shoreline views.

The community is centrally located at the crossroads of major Bay Area employment and lifestyle destinations, including Napa Valley (16 miles), Walnut Creek (20 miles), Oakland (24 miles), the Tri-Valley (29 miles), San Francisco (30 miles), and Sacramento (59 miles). Positioned just 0.4 miles from I-80, the property offers excellent commuter access with connections to I-780 and I-680, linking residents to key East Bay employment hubs. The Vallejo Ferry Terminal, located 2.3 miles from the property, also provides direct service to the San Francisco Financial District, enhancing access to one of the region’s largest job centers that includes a strong healthcare employment base, anchored by Kaiser Permanente Vallejo Medical Center and Sutter Solano Medical Center.

Nearby Downtown Vallejo is undergoing a revitalization with investment in historic buildings, supporting local business growth, and expanding dining and entertainment options. Mare Island, across the channel, is also being redeveloped into a dynamic mixed-use district, with new residential neighborhoods, creative office space, emerging life sciences, and advanced manufacturing uses fueling long-term economic growth.
