A 79.1k sf medical office building in West Henderson, NV has traded hands in a $46.1 mil ($582/sf) transaction. The building, located at 1655 E Cactus Ave, is 100% leased. We’re told that deal is the largest medical office transaction in the Las Vegas market so far in 2025.
The four-story building was delivered in 2025 and is the newest medical building in the St. Rose corridor, a submarket that has seen significant new development and performed exceptionally well over the past decade. At the time of sale, the building was leased on a long-term basis to a single, investment-grade-credit tenant that was operating multiple high-acuity services at the project.
Mark Schuessler, Sean Fulp, Jordan Selbiger and CJ Kodani with Colliers led the marketing efforts and brokered the transaction as exclusive advisors to the seller.
“This was an incredible core medical offering in one of the fastest growing pockets of Las Vegas that generated more than twenty offers from institutional healthcare funds and REITs,” said Schuessler. “The seller is well-known in Las Vegas for delivering extremely high-quality medical office product located in the best areas of town, and this project is no exception,” he added.
