San Francisco’s Historic Flood Building Receives Complete Rebrand

The historic Flood Building in downtown San Francisco has undergone a complete rebrand as part of Kidder Mathews’ assignment earlier this year to oversee leasing and management for the entire office building. Located at 870 Market St, the 12-story, 300k sf property is unveiling a refreshed identity.

Construction on the building began in 1902, commissioned by James Clair Flood’s son, James L. Flood, as a tribute to his father. Completed in 1904, it is among the few major downtown structures to withstand the 1906 earthquake and fire. Today, it encompasses 200k sf of office space and 100k sf of ground-floor retail. An enduring Market Street landmark, the property has remained under Flood family ownership for more than a century and serves as a cultural and architectural anchor of Union Square.

With its rebrand, the building is debuting the theme Modern Vision, Timeless Values—celebrating its rich history while serving the needs of today’s tenants. With suites ranging from 227 sf to 5k sf, the building’s offices feature abundant natural light, flexible layouts, and renovated common areas, with direct access to Union Square’s retail, dining, and transit hub.

Additional tenant features include:

• 24-hour security, building access, and onsite management
• An updated tenant lounge with drop-in workspace and conference facilities
• Rentable drop-in workspace and conference rooms at $150 per hour with a 4-hour minimum
• High ceilings with original architectural detailing and operable windows for fresh airflow
• Sweeping city and bay views from upper floors

“The Flood Building is more than a piece of history—it’s a living landmark at the heart of San Francisco,” said Jim Walker, Senior Vice President at Kidder Mathews, who leads the office leasing assignment alongside Scott Vix, CCIM, SIOR; Martin Melbardis; and Kate Schmitz. “Immaculately preserved and modernized where it matters, the building’s story is already here. This rebrand is about telling that story, showcasing its stature, and inviting new tenants to be part of its next chapter as the city looks ahead to the future.”

The rebrand coincides with new investment in the neighborhood. The City of San Francisco recently approved a major redesign of Powell Street and the surrounding plaza, immediately adjacent to the Flood Building. The estimated $40 mil project will deliver upgraded pedestrian amenities, lighting, and public gathering spaces—enhancing the broader Union Square experience.
