Sharp HealthCare recently picked up a three-story, 85k sf office building in Carlsbad for $31 mil ($365/sf). The property is located at 1265 Laurel Tree Lane, east of Aviara Pkwy and just south of Palomar Airport Rd. It offers ocean and golf course views, above-standard parking and proximity to Interstate 5, retail and dining amenities.
Initially developed for the 24 Hour Fitness corporate headquarters, the building includes a ground-floor fitness facility and two floors of corporate office space. Sharp HealthCare plans to convert the third floor into a Sharp Rees-Stealy outpatient clinic, with immediate occupancy and grow into the balance of the building over time. 24 Hour Fitness will continue to operate out of the first and second floors until the phased conversion is complete.
CBRE’s Lars Eisenhauer and Dan Henry, along with Greg Lewis and Steven Field at JLL, represented the seller, Pacific Development Partners LLC. Mike Labelle with Cushman & Wakefield repped the buyer in the transaction.
“With medical office buildings in high demand along with a very limited supply of inventory, healthcare groups and investors look to convert traditional office buildings to outpatient clinics where zoning permits and where they can solve the higher parking requirements,” noted Eisenhauer.
